Who can hire you and contract for services?

Our services are typically contracted directly by Board members and property owners or developers . Common scenarios include:

  • A new Board requesting a detailed evaluation of the association’s operations and past practices.
  • Private groups of property owners seeking an independent assessment of the association due to concerns about mismanagement, financial irregularities, or other governance issues.

As long as the necessary documents and information are provided, the agreement is understood, and fees are paid, we can perform the work.

Most common clients include:

  • Board members seeking operational guidance
  • Organized property owners groups requesting assistance
  • Individual property owners frustrated with governance
  • Developers seeking guidance on property operations
  • Operations experience on multi million dollar developments or associations

What information do you need?

We require access to the association’s governing documents, current policies, procedures, and financial information. Based on this, we prepare a detailed report outlining my findings and recommendations.

How long does this take?

  • Full evaluation: Typically 45–60 business days for comprehensive assessments.
  • Shorter scopes of work: Can often be completed in just a few business days.

What are the benefits of obtaining a report on our community association?

  • The main benefit is clarity. A detailed report identifies operational deficiencies, financial opportunities, and governance improvements. Outcomes can include:
  • More efficient operations and cost savings
  • Enhanced community reputation among vendors, management, and residents
  • Better quality work, fair pricing, and professional treatment from service providers

Will you train our Board or staff?

Yes. The final report can serve as a training tool for Board members and employees. Recommendations may include training materials, courses, or professional development resources to improve performance and service.

If desired, we can also provide on-site guidance for Boards and management teams under a separate agreement, ensuring compliance with existing management company protocols.
